Updated: 4/29/20 - Safe, Smart, Step-by-Step Plan to Reopen Florida

On April 29, Governor DeSantis announced the Safe, Smart, Step-By-Step Plan to Reopen Florida. The plan includes 5 goals:

  • Protect the vulnerable
  • Increase testing
  • Promote social distancing
  • Support hospital capacity and health care workers
  • Prevent introduction of virus from outside the state

Phase 1 will begin on Monday, May 4 and includes:

  • Schools remain distance learning.
  • Visits to senior living facilities are prohibited.
  • Elective surgeries can resume.
  • Restaurants may offer outdoor seating with 6-foot space between tables and indoor seating at 25% capacity.
  • Retail can operate at 25% of indoor capacity.
  • No change for bars, gyms and personal services such as hair dressers.
  • Vulnerable individuals should avoid close contact with people outside the home.
  • All individuals, when in public, should maximize physical distance from others.
  • Avoid socializing in group of more than 10 people in circumstances that do not readily allow for physical distancing.
  • Face masks are recommended for all those in face-to-face interactions and where you can’t social distance.

  • The state maintains the health benchmarks of the Step-By-Step Plan
  • Maintaining hospital bed capacity
  • Monitoring COVID-19 test positivity rate

Today, Governor Ron DeSantis issued Executive Order 20-103, which extends Executive Order 20-87, related to vacation rentals, until April 30, 2020. A PDF copy of Executive Order 20-87 can be found here.

Updated: 4/8/20 - COVID-19 Space Coast Association Office Update -
NOT Business as Usual

If you choose to continue working to provide housing to the community you MUST adhere to CDC guidelines in practicing safe distances 6ft or more, no congregating in groups of 10 or more, wear gloves and masks (this includes any customers you’re working with), wash your hands often, and increase your disinfectant and sanitizing process.
Imagine you’re working with a potential buyer showing property and then a few days later you get a call from that potential buyer that they have tested positive for COVID-19. You have now been exposed and so has all of the properties that have been shown. All parties will need to be notified and take safety precautions to this potentially life or death situation. This is just one scenario in which a REALTOR trying to conduct business as usual exposed themselves and the community at large.
The Association strongly recommends virtual showings, open houses and tours to reduce the spread and exposure of COVID-19. We have created MLS steps for virtual success which include a suite of virtual tools. You can find that information here.
Real Estate may have been deemed an essential business, but that does not mean you and you’re customers are immune to COVID-19.
YOU have the responsibility to protect yourself, the buyers, the sellers, and their properties.

Updated: 3/30/20 - COVID-19 Space Coast Association Office Update - Business as Possible

We hope you are well and continue to be healthy as we get move through the COVID-19 virus situation.

First, we want you to know that your Association Staff will continue to provide the necessary services you need. We are concerned about your safety and that of our Staff. For immediate future we are asking for your cooperation . We are implementing the following practices until April 15 and at that time we will re-evaluate the situation:

  • Your MLS Service will continue to operate as usual.

  • All Association services will be available to you via email and telephone. Our office hours will be 9:00 am - 5:00 pm

  • All in-person meetings have been cancelled through April 30. This includes education and new member Orientation.

  • If you need sign riders, lock boxes, SUPRA Keys, or any similar products that we sell, please call the office at 321-242-2211 and we will gather your supplies, bill your membership account and place your items in the lobby for pick up. This is our version of Association Drive Through Services. J Just drive though the portico while you pick up your supplies.

  • We have turned off the FLEX MLS Open House feature. The United States Surgeon General is recommending that during this unusual time that all open houses strictly follow the COVID-19 social distancing guidelines. There are other options for you to continue to your sellers so that you can continue to market your properties during this difficult period.

The Board of Directors met last week and approved several changes to the MLS Rules, including the NATIONAL ASSOCIATION OF REALTORS® mandatory clear cooperation policy. This is a good opportunity to make yourself familiar with the new rules.

For those members that have purchased the 2020 Education Passport, which offers discounted pricing on most of our education offerings, those passports will be honored through December 2021. We apologize for having to cancel in-person educational offerings during this time, but we do have a library of training webinars available to you through our website. We look forward to reinstating our in-person training as soon as it is safe to resume normal activities.

Your Association staff is having to adjust our normal work environment, just as you are. It looks like it will be “Business as Possible” for the next 30-60 days.

Showings for Active Listings
We are relaxing showing requirements for Active listings. In-person/onsite showings of properties will not be required at this time.
You must note in the Agent Remarks should the seller(s) not allow in-person/onsite showings.

Open Houses Disabled in FlexMLS
The necessary restrictions in response to COVID-19 make traditional open houses difficult if not impossible. To follow CDC guidelines and to help flatten the curve we have disabled Open Houses in FlexMLS. The Florida Surgeon General has personally reached out to Florida Realtors and has anecdotal reports of open houses with more than 10 attendees which is against CDC recommendations for safe social distancing. Florida Realtors is in constant communication with the Governor urging him to strongly consider Real Estate as an essential business. In order for this to occur we need to adhere to the CDC recommendations and limit personal exposure.

Virtual Open Houses Enabled in FlexMLS
During this peroid of rapid change and uncertainty we have made the pivot and enabled Virtual Open Houses in FlexMLS. This will greatly reduce the risk of in-person open houses and give our members the tools needed for virtual success.

Virtual Open Houses explained:
  • A virtual open house can be scheduled for a specific day and time-frame just like you do an in-person one, with the exception being that you will include a link to a service like Zoom, Skype, GotoMeeting, Google Meet, etc., for the location of the Open House. Realtors can still hold Virtual Open Houses without even being at the property simply by holding Q&A sessions for those interested in the property and presenting the existing media they have such as photos, virtual tours, or videos.
  • The point of the Virtual Open House is to create that person-to-person engagement, even if you can’t be physically together or even at the property.

Virtual Tours and Showings

To provide additional showing options for your customers and their agents that may be uncomfortable with in-person/onsite showings we suggest using virtual/online showings and virtual tours. In person virtual showings by the Buyers Agent would still require a showing appointment. You can set this up in your showingtime account. See below for more information.
You must note in the Agent Remarks if the seller(s) will only allow virtual showings.

Virtual Tours explained:

  • A virtual tour is where the listing agent uploads a prerecorded tour of the property. There is no interaction with any person being show, live or electronically. Virtual tours include but are not limited to photos, video walk-throughs, 360/VR views, and interactive floor plans. Virtual Tours must be unbranded per the MLS Rules Section 1.20 Virutal Tours

Virtual Showings explained:

Authorization for pictures/videos by a buyer’s agent:
The buyer’s agent should obtain authorization from the seller to take photos or videos of a home.

To support the ability of agents to engage in social distanced showings, a listing agent may provide in the agent remarks a blanket authorization for a buyers’ agent to take photos and videos of the home. You can include something like the following in the agent remarks:

Seller provides authorization to all cooperating participants/subscribers to take photos/videos of the home during a scheduled, unaccompanied showing.

Coronavirus (COVID-19) Extension Addendum to Contract
Florida Realtors released a new contract extension addendum that allows for time periods and dates to be extended as a result of the COVID-19 pandemic. We are asking members if they have been at the Association office within the past 30 days and test positive for Coronavirus (COVID-19) to please notify us via phone or email so we can alert members who were in your class, meeting, or function. Updated: 3/16/2020 - Navigating through Covid-19 – Until March 31st

Our Staff and the Board of Directors hope that you and your family are safe and well amid growing concerns regarding the spread of the coronavirus (COVID-19). During this time, we believe it is our role and responsibility to prioritize the health of our members and of our staff. As our member, your Association experience may look a little different as we navigate through this time together.

To ensure the priority of your health and minimizing exposure, we are eliminating as many in-person meetings as we can including classes, and events at least through the end of the March. If you have a committee meeting and there is pressing business that meeting will be moved to a virtual meeting utilizing zoom.

Commitment to cleanliness We have increased our sanitation process and are taking precautions to ensure a clean and safe environment.

Governor extends license renew period: Florida REALTORS has advised the Governor has announced suspension of renewal requirements-we are waiting for final written order, but he just confirmed during a press conference a 30-day extension. If you still need CE Credit our recommendation is that you consider taking the correspondence or online class.

Office open for business: Unless notified otherwise, we will continue to have employees at the association office. To limit exposure to you and our staff we are limiting some of our services.

  • Store purchases: If you have a specific need, please phone ahead and we will bundle your order, bill your membership account and place your items in our entrance lobby for your pick-up. You are still welcome to come in and shop, but we encourage you to plan ahead to limit your exposure and that of our Staff.
  • New Member Applications: Have new members complete the application process online: through the web and email it to:
  • New Member SUPRA E-Keys:Once we have received and processed the new member application, they can call us and we will issue their SUPRA E-Key over the phone.

  • Lockbox Orders: You can call ahead, tell us what you need, and we will prepare the boxes and call you when they are ready to pick up. To limit exposure, we will put the lockboxes in our entry lobby for pick-up.

CE Credit Courses: We are doing our best to continue to offer some CE Specialty Classes, to get you through this renewal cycle. Please understand that some of our instructors have already cancelled and that could happen at the last minute, so please understand we can’t promise anything.

Education Classes: We are temporarily cancelling all non-essential educational classes. We apologize for this inconvenience, but your well being is much more important.

Committee Meetings We have asked our Committee Chairs to consider postponing committee meetings at this time. If there is pressing business, we are suggesting that these meetings be held online. Our staff is ready to assist with implementing these meetings. We realize that face-to-face meetings are the most interesting and allows for better debate of issues, so at this time, only the most critical meetings will be held in person.

We are here to support you and you real estate needs. We are looking forward to moving back to a “business as usual” environment as quickly as we can. Feel free to call us with any questions you might have. We are here, you are welcome to come in we will do our best to stay open for business. At this time, we are just trying to limit everyone exposure to the extent that we can.
